According to Reuters, Green Valley home mortgage applications increased by 2 percent in mid-September. Applications are at their peak level since this past April. This increase was caused by a few main factors.

The first is a drop in interest rates by the Federal Reserve. With a lower interest rate, more homeowners are encouraged to refinance. The second factor is the excess of homes on the market. A surplus of homes will drive prices down.

The correct lighting in any Green Valley home will make a big difference. An entire space can be illuminated, a particular architectural piece will be highlighted, or the tone of a room will be changed by lighting. There are many things to remember when putting in brand new lighting. Using a standard style is vital. A period crystal chandelier will look better in an older home than bright tract lighting will. Different things are often achieved through various forms of lighting. By adding lights under cabinets, you will accentuate a granite countertop.

To get an idea for the kind of lighting you are going to need, take a look at each room at night, without any natural light. A sconce is a good way to add a romantic, elegant, touch to any wall. An exposed light bulb is unsightly, always find a cover for the bulb. Every light has got to have an individual switch and don't forget about a dimmer. By keeping these hints in mind, your Green Valley home will be magnificently lit.

Along with heat waves come rolling blackouts. A blackout might occur at anytime and there is no way to tell how long one will last. It's so important to be ready when the power goes out in your Green Valley home .

For blackout details, contact your local utility company. Generally, blackouts are planned dependent upon geographic areas. If you are sure a blackout is approaching, plan to go somewhere with power. Going to a movie theater, a shopping mall, the home of a friend, or even on a vacation are all practical options when your home is without power.

Plan ahead with extra food and plenty of water during the sweltering summer months. Store extra ice in the freezer and leave the refrigerator door shut. Don't overlook food and water for your pets. Make sure you have plenty of batteries, medical materials, and other personal items. Remember that cell phone networks get bogged during an emergency and your phone battery could die.

Above all, keep an eye on children and the elderly, who are the most vulnerable to heat. The earth's climbing temperatures mean that heat waves aren't going anywhere, based on weather projections. Today is a great day to begin preparing for heat waves.

If your Green Valley home is on the market, you really should bring in the specialists. A great way to make a noteworthy first impression on potential buyers is to stage your home. Staging merely means trading or taking out furniture to make up a tasteful look. An added cost is unappealing, but staging will pay for itself.

A staged home usually remains on the market for 1.5 months less than its non-staged counterpart will, on average. To sell a home, the owner has got to be as removed as possible since staging is all about depersonalization. You have a sale when prospective buyers can imagine themselves in your Green Valley home .

Some people are adding a new spin on the white picket fence surrounding their Green Valley home . A gated fence adds privacy as well as security. At the end of a driveway or onto an existing wall or fence, you can install a gate controlled by a remote. The gate may be set off by computer programs, hand-held devices, or even your BlackBerry or Treo.

These types of systems don't come cheap. A Do-it-yourself model may be bought for roughly $1,200 and a professional, more complex system can run anywhere from $18,000 to 130,000. These gates are a signal of the boost in fear and paranoia in America, according to some. Others think that they are just the best system of privacy. Either way, business is booming, based on information from those selling fences.

If you own animals, make sure fleas will not be problematic by taking preventative steps. Administer flea medication and use a fogger to eliminate any remaining fleas. Make sure Fido stays outside until after your home is sold. Completing these steps now will save time and money in the end.

Green Valley real estate has taken steps to form electronic transactions. Buying or selling a piece of property is a lot simpler with an electronic method. What's more, it will accelerate closings and save money. Going paperless isn't as simple as it sounds because we have depended upon paper for so many years.

Making sure agreements are protected is one of the toughest parts about switching to an electronic system. Electronic signatures were made legitimate in 2000 but there is always the prospect of fraud. New rules make electronic transactions even safer, continuing the switch to paperless methods.

We will create a better, more effective method as this happens.
